This month, we're venturing to the another fabulous neighborhood of Downtown Raleigh - Mordecai. Known for its rich history, beautiful homes, and vibrant community, Mordecai is one we couldn’t wait any longer to showcase!

Did you know that Mordecai House holds the title of the oldest house in Raleigh in its original location? The oldest portion of this historic home was constructed around 1785. The home and the surrounding plantation land were originally owned by the Lane family, into which Moses Mordecai married, giving the property its name.

During the 19th and early 20th centuries, the sale of Mordecai lands played a pivotal role in Raleigh's expansion as a city, including the development of Oakwood, Raleigh's first neighborhood listed in the National Register. Both Mordecai and Oakwood continue to thrive as vibrant hubs of history and culture in Raleigh. Of course, Mordecai House still stands proudly, a testament to the enduring heritage of the area. Next up, a quick overview of the market in Mordecai, based on data from the last 60 days. Numbers for the last 60 days as of 12/6/23 - since inventory is tight we kept our extended our timeframe.

  • There are currently 9 active listings, including 3 resales and 6 incredible new construction opportunities.

  • 6 listings are pending and 6 have closed

  • The average days on the market is a mere 7, demonstrating the high demand.

  • The average active list price stands at $1,181,000.

  • Recent sales have an average price of $575,666.

These numbers tell a compelling story of a neighborhood that offers a diverse range of real estate options, from historic homes to brand-new construction, making it an enticing destination for homebuyers.

There is a significant disparity of price and size in the above numbers. The vast majority of the 15 homes either active or pending are larger 3-5 bedroom homes of various ages – either new construction of historic resale homes emblematic of this charming neighborhood. In the last 6 months, as we know, sales have been limited and in Mordecai the average square footage of a home sold since June 2023 is 1,335 with 4 of the 6 sales being less than 1300 square feet total! Some were charming, turn of the century bungalows and others will likely make way for some of the new infill development that has become so prevalent in this friendly, walkable neighborhood.

As Raleigh's only independently owned and operated specialty running store, they offer expert gait analysis and shoe fittings to ensure you have the perfect pair for your active adventures.

We’ve split our recommendations across the two sides of Mordecai (Person St / Wake Forest Rd). On the East side:

  • The Optimist: For those seeking local coffeehouse vibes, exceptional brews, and delicious food, this is your spot. Sip on a quality cup of coffee and savor delectable dishes in a cozy atmosphere.

  • Brookside Bodega: If you're in the mood for tasty eats, a killer draft list, and other essentials, this charming bodega is a fantastic choice. Keep an eye out for their fun weekly specials!

  • Tap Yard: Whether you're looking for a family-friendly weekend beer outing or a lively night out, Tap Yard has you covered. They also host unique events - we caught a memorable Taylor Swift Burlesque show earlier this year - check out their calendar to see what’s on tap!

On the West side of Mordecai, don't miss:

  • Stanbury: A top spot that's embarrassingly been on our list for years it’s no reservations and we just can’t get our act together!) It's a favorite of many of our friends, and we can't wait to experience its charm.

  • Escazu Chocolates: Indulge your sweet tooth with artisanal chocolates, ice cream, & beverages that are sure to delight your senses.

  • Pine State Coffee: For that caffeine fix, look no further than Pine State Coffee. They'll keep you energized and ready for your next adventure.
